Florian, Bratislava – nearing completion

The first building of Florian Residence, our residential project for ALTO Real Estate in Bratislava, Slovakia, is almost ready for its new residents. The project introduces three contemporary apartment buildings that together form a new, high-quality residential community. On a previously neglected site in the historic center of Bratislava, the ensemble stitches a new neighborhood into the existing urban fabric, with shared spaces that feel open, accessible, and truly welcoming. As the first building nears completion and the second phase is already under construction, the development will create a calm residential atmosphere that enriches the community.

The façade is conceived as a coherent framework, carefully designed to add a layered appearance and a human scale, while maintaining a clear identity. As Pascal Cornips, architect and partner at Benthem Crouwel Architects, explains: “To achieve a modest yet strong expression, we worked with a single identity-defining façade material. The choice of Italian stone anchors the design and gives it a timeless character.” Quality of space, precision in detailing, and materials chosen for longevity define the project at every scale. Beyond adding new homes, Florian is about shaping a place to live, within a community designed to grow and evolve over time.
